Home Farm, Dunham Road, Sporle

Client: Rowling Homes
The Norfolk Agents agreed the sale of the land to Rowling Homes and once the land purchase had completed, we were able to offer our thoughts on a suitable mix of properties and some initial thoughts on sale values. It was the developer’s first scheme of multiple units, so he welcomed our input throughout the process. The first property was not released until it was virtually completed, by which time the shells of three others were up. By bringing potential buyers to view the first available unit, we were able to agree sales on the next three without having to actively market them. This enabled the buyers to personalise their new homes, whilst giving the developer the peace of mind that four of the five units were sold.

Our clients wanted a full estate agency service from us throughout the project, which included regular reporting and viewing feedback, accompanied viewings and after sales support. In total, the developer saved over £20,000 by using The Norfolk Agents, compared to what had been quoted by a local competitor.

Church Street, Litcham

Client: Bespoke Norfolk
Having introduced the developer to the landowner privately, we were invited to market this high-quality development of chalet-style properties by Bespoke Norfolk. Our first involvement was to supply a portfolio of computer-generated images which could suitably display the contemporary design of the properties before major work had begun on site. We began marketing off-plan as soon as work commenced and immediately were able to harvest a database of interested parties who had asked to be kept up to date with progress on site.

The first unit was sale agreed early in the build process, with the second unit also being reserved prior to work being finished. We renewed all of our marketing material and staged an Open Day event when the first of the units was completely finished and landscaped, which brought an added momentum back to the site. The two remaining units were sale agreed shortly afterwards.

As they knew their product inside out, our clients were happy to show viewers around the site themselves, with us providing the enquiries and providing support to the sale process once sales had been agreed. In total, they saved over £12,000 by using The Norfolk Agents, compared to the agency fees quoted by a local High Street agency.

Client: Casini New Homes
We met the developers when they were 80% of their way through the development. The site was originally listed by two local High Street agencies, with varying degrees of success and only one of the three units sold. The client had become frustrated with the situation and felt that neither were giving the site the attention he expected. We came on board and completely renewed the marketing details to reflect how fantastic the properties were and had both remaining properties sold subject to contracts within 4 weeks.

Client: Greengate Homes
This was the first project by the company, although the partners had already both enjoyed great success in development in the local area. We initially sold the land to Greengate Homes and introduced them to a local firm of architects with whom we had enjoyed previous success. We were happy to advise on sales values on what was an extremely modern and ambitious scheme and we shared our client’s confidence in their product.

We worked alongside the developers throughout the project, from marketing off-plan with CGI’s to managing a database of potential buyers over a 12-month build programme. The first three units were all sale agreed before the houses had been completed for prices well beyond those that had been previously achieved in the same village. Our clients saved over £12,000 by using The Norfolk Agents, compared to the 1.5% agency fee that they had initially budgeted for.
