For an Estate Agent, winning the contract on a large development site is a golden ticket.

It’s great for your brand to have your name plastered all over the site boards whilst a multitude of new listings hit the web portals at once. It’s a chance to make your numbers look good, ten or twenty instructions for the price of one.
It’s also a chance to regurgitate the same marketing material time after time, changing only the elevation images and floor plan for each unit, whilst still charging a healthy fee every time one sells.

Some agents don’t even produce a brochure, perhaps they don’t feel that they need to? This reinforces the notion that a quality product will sell itself and this can be true in some cases, but why then should the client still be expected to pay the full fee several times over?

We have an entirely different approach which is based upon providing great value for money whilst still delivering quality marketing material and exceptional customer service. Our approach is to assist the client from the very start of the process. As experts in the market, we are on hand to provide insight into local market conditions and advise on pricing and marketing strategy.

On any scheme that you as a developer may have in the pipeline, however early in the process, we will be happy to provide a price report and market analysis completely free of charge.

As the scheme gathers momentum, we will create a marketing budget together that is tailor made to suit the requirements of your development. Typically, this will include a costing for bespoke brochures, signage, print advertising, web advertising, possibly a launch event and anything else that we both feel is necessary to best promote the housing development.

The difference with The Norfolk Agents, is that by using us, the client will only have to pay for all of this once. Unlike other agents, we don’t then charge a percentage fee for each property; instead we charge just £399 VAT on completion for each unit sold.
A fee of 1.5% of the gross developed value on a development project would usually equate to between 5-6% of the developer’s profit margin, which is a significant chunk. Last week a developer client asked us to offer some market analysis on an upcoming site which is currently in the planning stage, so we provided a detailed fee proposal and with our approach, the average fee on each property worked out at 0.45%, a dramatic saving without cutting corners or compromising on service.

On any scheme, we see the properties that are for sale as the stars of the show, rather than using it as a vehicle to enhance our own brand; therefore, we don’t emblazon our logo on every piece of literature that is sent out. We prefer to create a brand for the development, so each site has its own identity.

To this end, we effectively become an extension of your business; but in the unlikely event that you did wish to change agents, the marketing material that we have prepared is transferable with minimal adjustment.
