With so many Norfolk estate agencies vying for your property listing, we thought we’d suggest 5 things to look for in a great estate agent.

Here goes:

1. MARKETING STRATEGY. Check whether the estate agent advertises on the main property portals, as not all do.
The Norfolk Agents does. Many offer marketing exposure on either Rightmove or Zoopla – we market your property wherever you live in Norfolk on both, as well as affiliated portals like Prime Location, our own website and across social media. 3. WHO VALUES, PHOTOGRAPHS AND WRITE LISTINGS? Many estate agents outsource this.

4. HIDDEN EXTRAS. We don’t charge for hidden extras. You will have no surprises when you sell. Our fees are transparent and bespoke – from just £499 plus VAT if you want the base package. If you want an Open Day, Accompanied viewings, EPC or any other “no-obligation” options you can select those from our agency price list to suit your needs (we have saved our clients over £50,000 in fees over the last six months).
We would advise you to check the small print of other estate agents in Norfolk for marketing contributions and other charges if your property is withdrawn from sale.

5. CONTRACT TIE-INS / SOLE AGENCY. Many estate agents sweet talk you into listing with them by providing a high valuation, only for you to find that the property doesn’t generate interest, viewings or offers (we currently average 99.1% or above of Original Asking Price when Selling properties).
You are then often engaged in a price reduction battle which you are unable to win as they’ve tied you into a contract for 12 or sometimes 24 weeks and you can’t go anywhere else without paying an increased fee because of a Sole agency clause.
